The Thai government has approved new 10 year visas and other measures aimed at attracting wealthy investors, retirees, skilled professionals and remote workers.

The measures, which were first mooted last year, aim to increase investment into Thailand and boost the economy.

On Tuesday (Jan 18) deputy government spokesperson Rachada Dhnadirek said the measures have been drafted in two stages by the Interior Ministry and the Labour Ministry.

The Interior Ministry will launch a Long Term Residence Visa (LTR), which can also include up to four family members, including children up to the age of 20 years old.

No 90 day reports

The visas offer a stay in Thailand of up to 10 years (two periods of 5 years) and will cost 10,000 baht per year.

Holders of the visa will not be required to complete a 90 day report but will need to report their address to Immigration each year upon payment of the annual fee.

As soon as the foreigner has received the visa, they can then apply for a work permit and begin working in Thailand.

Currently, foreigners are required to wait until their work permit application has been accepted and the physical work permit has been granted before they can legally begin to work.

However, with the new visa they can begin working right away, even while the application process is taking place.

5 year work permits

The work permits will be available for a period of five years before they need to be renewed. This also applies to foreigners who start their own businesses.

However, there was no mention of proposals to ease restrictions regarding property and land ownership for foreigners in Thailand.

This had been one of the draft proposals which first put forward in July 2021.

But the most recent announcement, which will be formally approved by Cabinet ministers imminently, did not make any reference regarding land or property ownership to holders of the new visa.

Fabric woven by a group of weavers in Khao Tao has been chosen as the ceremonial cloth to be used by provincial officials during activities and events to honour the Queen’s birthday later this year.

At a meeting presided over by Deputy Governor of Prachuap Khiri Khan Mr. Kittipong Sukphakkul the ornately designed cloth will be worn by officials during Her Majesty Queen Sirikit The Queen Mother’s 90th Birthday Anniversary on 12 August 2022.

The purple patterned fabric has been created by a group of weavers in Khao Tao.

The fabric includes a pattern which is inspired by the shape of turtle shells in recognition of the large number of turtles and tortoises that are synonymous with Khao Tao.

It is said the turtle inspired pattern helps to represent longevity and auspiciousness. Those who respect it are blessed with a long and healthy life.

A video shot by a local drone enthusiast offers a unique view of Hua Hin’s new train station, as well as the overall progress of the construction of the new dual track train line.

The video, by Hua Hin based YouTuber, Michael Brown, who runs the Mike’s Tropical Tech channel, is the latest in a number of similar videos that offer a fascinating aerial perspective of what is the largest major infrastructure project in Hua Hin for several decades.

Mike first started sharing videos of the dual track railway in April 2021 and we have featured a number of them on the Hua Hin Today website.

We think Mike’s videos are so interesting that we are only too happy to share them with the wider Hua Hin Today audience.

This latest video, which was uploaded to YouTube on Jan 17, shows the construction of the large overpass on Soi 6.

Moving south along the rail line, Mike highlights the construction of a pedestrian bridge over the rail line behind Hua Hin Hospital, before continuing on to the new train station.

From Mike’s footage, it appears that significant progress has been made on the construction of the train station.

As Mike points out in his video, the constriction of part of the roof looks almost complete.

In December, the State Railway of Thailand told Hua Hin Today, that construction of the dual track line in Hua Hin is approximately 89 percent complete but is slightly behind schedule.

However, the project is still expected to be completed and operational by January 2023.

The line in Hua Hin actually forms two sections of the route: Nong Pla Lai – Hua Hin and Hua Hin to Prachuap Khiri Khan.

Once completed, the dual track railway will transform travel from Bangkok to Phetchaburi, Hua Hin and eventually all the way to Thailand’s deep south and the border with Malaysia.

According to Asian Engineering Consultants Corp. Ltd, who are supervising the project, the dual track railway will include construction of:

  • 4km elevated track at Hua Hin station
  • construction of 423 railway bridges
  • 120 overpasses
  • 37 U-turn bridges
  • 12 underpasses
  • 33 box culverts.
  • 58 stations, and 1 elevated station and 9 halts.
  • 1 centralized traffic control building.
  • 6 container yards at Thung Ma Mao Station, Sam Roi Yot Station, Waghor Station, Na Phak Khuang Station, Map Ammarit Station and Sa Pli Station.
  • Installation of signalling (automatic train protection, ATP) and telecommunication system along the railway.

Meanwhile, SRT officials also confirmed to Hua Hin Today that Hua Hin’s existing train station building and iconic Royal Pavilion, will remain in place after the new station has opened.

Plans are currently being drawn up to turn the existing station into a museum and cultural attraction.

If the impact from COVID-19 wasn’t bad enough, the recent surge in pork prices is the latest hurdle restauranteurs in Thailand are having to face.

But one woman in Cha Am is very much trying to make the best of a bad situation.

Mrs. Wassana Plattong, an employee from the Regent Hotel, has turned her home into an a la carte restaurant, selling stir-fried pork basil (Kapraow) with rice for just 20 baht.

The restaurant opens at weekends as she fits it in around her job at the hotel.

Mrs. Wassana, who has worked in the hotel industry for 30 years, explained how she initially opened the restaurant named Baan Na Hom Klin Cha-am, as a way to supplement her income and provide extra financial support to her family during the pandemic.

Mrs. Wassana said she wanted to draw in customers by offering delicious but very affordable food as a way to support other people in community who may be impacted due to COVID-19.

She decided to sell dishes such as stir-fried basil with pork or chicken and rice for just baht, plus and additional 5 baht for an egg!

Mrs. Wassana revealed how she is able to keep costs down because she grows many of the ingredients, such as chillis, rice, basil and coconuts in her own garden.

She said there has been no shortage of customers.

Mrs. Wassana said she even started to branch out and has some signature dishes and a specials menu which includes dishes such as mackerel and shrimp paste fried rice, stir fried seafood basil and even a smoothie menu.

Despite the recent spike in pork prices, Mrs. Wassana said she has no intention of increasing her prices.

Baan Na Hom Klin Cha-am is open every Saturday and Sunday from 9:00 – 20:00.

If you are a fan of the great outdoors, a new tourist attraction has opened in Phetchaburi that officials say will allow visitors to experience nature and breath clean air.

Governor of Phetchaburi Mr. Nattawut Petchpromsorn recently announced the opening of “Khao Krating”, which is located in Nong Ya Plong, Phetchaburi.

According to Mr. Nuttawut, in a bid to boost domestic tourism, the government has encouraged each province to develop tourist attractions relevant to beauty and nature.

Close to Kaeng Krachan National Park, visitors can climb the thousand steps to the peak of Khao Krating while taking in the surrounding greenery and bamboo groves.

Previously, around 800 steps had allowed visitors to get part way Khao Krating, but some had fallen into disrepair.

But now the whole area has been updated with more steps added allowing people to reach the upper section of the mountain more easily.

The trek up the mountain using steps takes about an hour, officials said.

The summit offers views from Ban Laem, Hat Chao Samran, Hat Puek Tian, and Cha-Am Beach.

At night, city lights and the illuminated Phra Nakhon Khiri are also visible.

Eventually, a camp site will be built on the upper section of Khao Krating, officials said.

Plans are being discussed to construct separate toilets for men and women, as well as adding an electric supply so that people can stay overnight and the location can be developed into a destination for ecotourism.

Governor Nattawut said that it is believed that the majority of Phetchaburi residents have no idea Khao Krating exits.

Governor Nattawut said the opening of Khao Krating is good news not only for tourists but for locals too and will give a boost to the economy and help to create jobs for local people.

Thailand is considering resuming its Test & Go policy, Health Minister Anutin Charnvirakul said on Monday (Jan 18).

Speaking to the Reuters news agency, Mr Anutin said the Public Health Ministry would propose resuming Test & Go from Feb 1.

“We will propose measures that can be done safely and are medically sound,” Mr Anutin told Reuters.

The Test & Go policy had allowed fully vaccinated travellers who tested negative on arrival to enter Thailand without needing to undergo mandatory quarantine.

However, the policy was suspended in late December due to fears over the Omicron variant of COVID-19.

The suspension of the Test & Go policy was a double blow for Hua Hin given that it came a short time after travel restrictions were eased meaning that it was easier for people using the policy to travel directly to Hua Hin after arriving in Bangkok.

Despite seeing a spike in COVID-19 cases after New Year, Thailand remains well below its peak during the wave of the Delta variant.

Netizens say changes to Cha Am beach have resulted in the quaint and popular seaside resort losing some of its charm.

The complaints centre around steps constructed along the beach as part of a project to prevent coastal erosion.

Netizens say the steps are an eyesore and have permanently altered the natural layout of Cha Am beach.

A recent post by the Facebook page Beach for Life highlighting the changes to the beach gained traction online and was featured in a special report by Thai public service broadcaster Thai PBS.

Cha Am beach, a popular weekend destination for people from Bangkok, is known for its vast white sandy beach, netizens said.

However, all that has now changed.

Instead, the construction of the steps has meant that parts of the beach are only accessible in low tides. People sitting near the steps are often splashed with water from the waves and green moss and algae often forms on the steps, people said.

The steps have been installed as part of the “Rehabilitation and Landscape Improvement for Preventing Coastal Erosion at Cha-am Beach Project.”

Officials say the work was essential in order to prevent erosion along the coast.

The Department of Public Works and Town & Country Planning, which is responsible for the project, said the steps will eventually be installed along three separate areas of the beach totalling 3 kilometres in length.

The entire cost of constructing the steps will be in excess of 220 million baht.

Officials are to draft a raft of new rules that jet ski operators on Hua Hin beach will be required to abide by when renting out jet skis to tourists.

Hua Hin Municipality held a meeting with jet ski operators and those providing water sport activities on the beach following reports of conflicts amongst business operators.

Municipal officials said they had become aware that the existing rules, which were last drafted in 2019, were not be being adhered to.

Hua Hin Deputy Mayor Ms. Busaba Choksuchat along with officials from the Regional Harbor Office, Pranburi Water Police and Hua Hin Tourist Police held a meeting with 14 jet ski, scooter and kite-board operators from the beaches of Hua Hin, Hua Don and Khao Tao.

Operators were informed they will be categorised into three groups, with each group being required to appoint a chairperson to oversee the activities of the groups and liaise with officials.

The groups will operate in three areas with Hua Hin Beach Operators allowed to operate between Saphan Pla and Had Takiab, Hua Don Beach Entrepreneur Group from the ferry pier in Khao Takiab to Suan Son beach and Khao Tao Beach operators from Khao Tao Suan Son.

Operators will not be allowed to ride their jet skis outside their designated area, however, there are no restrictions on where tourists ride.

Operators will also not be allowed to increase the number of jet skis they offer for rent from the current limit.

Currently, Hua Hin Beach has 10 jet ski mooring points with a total capacity of 34 boats, Hua Don Beach has 4 jet ski moorings points for up to 12 boats, and Khao Tao Beach has 1 jet ski mooring point with a total capacity of 3 boats.

All jet skis must be properly registered in accordance with regulations set by the Marine Department.

Kite-board and kitesurfing operators were also told they must operate in a safe manner which does not interfere or endanger members of the public or other operators.

Officials said both operators and private tourists who use their own kite-boards must be made aware of where they can and can not surf.

Areas of the sea, such as the Royal Court near Suan Son Beach must remain off limits, officials said. Where exactly kite-boarders are not permitted to surf will be determined by the provincial governor during an upcoming meeting.

Mr Abhisit Khamphiro, Director of the Prachuap Khiri Khan Province Harbour Office said that in the past, some jet ski operators had been in violation of the rules, particularly regarding safety.

Jet ski rental prices capped

He said that some operators had been allowing the jet skis to come too close to the shore, potentially endangering swimmers.

However, he said that the authorities are aware of the situation and are taking measures to tighten the rules.

Officials will take records of all jet ski operators who will be required to provide basic safety training to anyone who hires a jet ski.

The prices for renting a jet ski have also been capped.

While tourists are allowed to negotiate the price to hire a jet ski, operators are not allowed to charge more than 1,500 baht per half hour.

Jet skis are also only allowed to operate between 08.00-18.00 or until sunset.

The new rules are set for formal approval at an upcoming municipal meeting.

Thai golf sensation Ratchanon Chantananuwat finished third in The Singapore International on Sunday (Jan 16).

Ignore the fact that Ratchanon is an amateur and was playing in his first competitive event outside of Thailand, his feat is even more impressive given that he is just 14 years old.

The Shrewsbury International School student, nicknamed “TK”, remained in contention for much of the final day, with his 69 leaving him at 2 under for the tournament and just two shots short of the play off.

In that play off, overall winner Joohyung Kim, from South Korea, himself just 19 years old beat Thailand’s Rattanon Wannasrichan.

Paired together in the final round, Kim and Rattanon finished the tournament both tied at 4 under, after Kim closed with a 70 and Rattanon with a 72.

Ratchanon’s third place finish builds on his achievements from last year following a 20 month hiatus due COVID-19.

In Phuket in November and December he surprised many by his performance at the Blue Canyon Championship by closing with a 65 to finish 12 under and tie for 15th, before finishing joint-30th at the Laguna Phuket Championship.

He also finished second in the Singha Laguna Phuket Open, joint-third in the Singha Thailand Masters.

Earlier this month golf prodigy Ratchanon gave his thoughts on his performances over the past year.

Speaking to The Straits Times, he said: “I’m really happy with how 2021 turned out. Yes, I could have won but I’m happy with how I managed myself while in contention and putting myself in contention in the first place.

“I think I’ve done pretty good for the past tournaments. I’m hitting it further and my ball striking is a bit better. Overall, I’ve improved a bit in every component as a player so I’m happy with how I played last year.”

A plankton bloom has turned the water along parts of Hua Hin beach green.

The plankton bloom was spotted along a 500 metre stretch of the beach from the Saphan Pla fishing pier to the Jao Mae Tub Tim Shrine, the Chinese shrine which overlooks the beach.

The plankton bloom is likely the result of a seasonal natural phenomenon which occurs on the beach most years.

However, it can also be caused by excess wastewater being released into the sea which can affect oxygen levels in the water resulting in the plankton to grow rapidly.

The plankton normally dies off within a week.

Experts say the plankton is generally not a danger to swimmers.

However, people with sensitive skin may develop a rash if they swim in the blooming plankton.

In December, a similar sight was seen in Pak Nam Pran where the steps to the beach were covered in green algae.

Locals described the appearance of the algae to be like green velvet covering the steps and said that it has a beautiful shine in the sunlight.

Thai consumers are turning to crocodile meat as an alternative to pork and chicken in response to soaring prices.

A crocodile farm in Nakhon Pathom took to social media to offer crocodile meat starting at 70 baht per kilogram for purchases of 30 kilos or more, while smaller quantities are available from 105 baht per kilo.

The post went viral garnering more than 5,000 likes and 2,000 comments.

People commenting said they were interested to try the meat, particularly as the price of pork has soared to as much as 200 baht per kilogram in recent weeks.

Perhaps somewhat predictably when describing the taste of an exotic meet, the farm, along with other people commenting said crocodile meat tastes similar to chicken.

The farm owner said crocodile meat is rich in protein, lean and very healthy.

The price of pork has risen sharply in recent weeks forcing some vendors to leave it off their menus.

The knock on effect has also seen the price of chicken rise.

Locally, officials from the provincial commerce office has brought in measures to counter rising prices.

The latest report from real estate consultancy firm Knight Frank Thailand has revealed the areas of Hua Hin which were most popular with condo buyers in 2021.

According to the report, Khao Takiab, followed by Kao Tao and Hua Hin were the areas where most condos were sold in the second half of 2021.

Condominiums in Khao Takiab had the highest sales rate at 96 percent, closely followed by Khao Tao and in land areas, where the sales rate of 95 percent and 90, respectively.

Meanwhile, the sales rate in Hua Hin and Cha Am were 83 percent and 60 percent, respectively.

Cha Am was found to have the highest number of units left for sale at 6,468, which accounted for approximately 40 percent of the total remaining supply.

The report said that at present there is virtually no seafront land in the Hua Hin area is available for development.

The only remaining seafront land is suitable for project development is in the Cha-Am area, which remains less popular with buyers than Hua Hin.

In-land areas should interest investors

The report said that there are still a lot of in-land mountain areas that are available for development in Hua Hin – which should be of interest to investors because it is located in the downtown area of Hua Hin and is popular amongst foreigners.

The average asking price for sea view condominiums in this area is approximately 141,670 baht/square meter.

Sales prices have increased by 2% from the first half of 2021, with new sea view projects having average selling prices per room of 250,000 baht/square meter.

The average asking price of condominiums with no sea views in this area is around 70,700 baht/square meter.

Overall, the report found that the outlook for the condo market in Hua Hin remains stable and is expected to improve as the COVID-19 situation improves.

The report said that seafront condos, where there are relatively few units available, are expected to increase in price. However, in areas such as Cha Am, it be some time yet before the unsold units are purchased.

The report highlighted the popularity of the region amongst condo buyers in Bangkok who see the region as a more preferable location to see out the pandemic than the Thai capital.

Four Thai women have been named in Forbes Magazine’s 50 over 50: Asia 2022 list.

Forbes says the list features “founders, business and political leaders, scientists and vanguards leading the way throughout the Asia-Pacific region”.

The list includes the famous Michelin-starred chef Supinya “Jay Fai” Junsuta, 77, President and CEO of Muang Thai Insurance and manager of the Thai national football team, Nualphan “Madam Pang” Lamsam, 55.

The list also includes the co-founder and chair of the industrial conglomerate WHA Group Jareeporn Jarukornsakul, 54, and secretary-general of Thailand’s Securities and Exchange Commission (SEC) Ruenvadee Suwanmongkol, 57.

In its list, Forbes said:

Ms Nualphan, aged 55, is president and chief executive officer of Muang Thai Insurance and manager of the national football team. She is also a potential candidate of the ruling Palang Pracharath Party (PPRP) for the coming Bangkok governor election.

Ms Supinya, 77, is chef de cuisine and owner of Michelin-starred restaurant Raan Jay Fai on Mahachai Road in Bangkok. The self-taught cook and former seamstress mastered Japanese omelettes and later applied those techniques to create her signature crab dish. Her shophouse earned a Michelin star in 2018 and has continued to do so every year since.

Ms Ruenvadee, 57, is secretary-general of the Securities and Exchange Commission (SEC). As the first female regulator of the traditionally male-dominated financial market, she is holding the markets steady amid unprecedented disruptions caused by everything from viruses to blockchains.

Ms Jareeporn, 54, is chairwoman and co-founder of WHA Corporation, Thailand’s largest developer of built-to-suit logistics facilities. She is an outspoken supporter of the country’s plan to develop industry in its Eastern Economic Corridor (EEC). Despite travel restrictions during the Covid-19 pandemic, she had led WHA to record a revenue of 9.4 billion baht and net profit of 2.52 billion baht in 2020.

A new report has highlighted the popularity of Hua Hin with condo buyers from Bangkok, who accounted for almost all condo sales in the region in 2021.

Of the total number of condos bought in Hua Hin in 2021, 90 percent were bought by Bangkok Thais, who see Hua Hin as a safer alternative to the capital with regards to the pandemic.

And despite going through a period of decline, the residential condo market in Hua Hin is likely to see an improvement as the COVID-19 situation improves, property firm Knight Frank has said.

In its latest report on the condo market in Cha-Am, Hua-Hin and Khao-Tao, Knight Frank said the price of a sea view condo in Hua Hin has climbed to 250,000 baht per square  metre, despite tepid demand.

In Cha Am, the picture was less rosey, where the price of a condo without a sea view was around 70,000 baht per square meter, with more than half of the stock still available for sale.

According to Mr. Sanchai Ku-ekachai, Director and Head of Research and Consulting Division, Knight Frank Thailand Company Limited, the second half of the 2021 condominium market in the Cha-Am – Hua-Hin – Khao-Tao area continues to decelerate in regards to both supply and demand.

There were only 2 new new projects released for sale throughout the 2021.

A lack of supply and demand

Knight Frank said that developers in the region opted to wait and observe the COVID-19 situation before launching new projects.

Although Hua Hin remains a favourite weekend getaway for people from Bangkok, condominium sales, on the other hand, have continued to decline since the first half of 2021.

The cumulative supply of condominiums in the Cha-Am – Hua-Hin – Khao-Tao area between 2008 and the second half of 2021 totalled 28,055 units.

Of these, 20,571 units have been sold to date, approximately 73% of the total number of units.

In the second half of 2021, 154 condo units were sold in the region, totaling 380 units sold  throughout all of 2021.

This means there are approximately 7,484 unsold condo units throughout Cha Am, Hua Hin and Khao Tao. Approximately 50% of these units are located in condominium projects which are more than 5 years old.

Foreign buyers prefer villas or houses

“At the moment, 90% of buyers are Thais residing in Bangkok, 5% are Thais in provincial areas, and 5% are retired Scandinavians, Norwegians, Dutch, and French. However, most foreigners who live in Hua Hin choose to buy houses or villas since it is more quiet and private because they will stay here for an extended period.”

Although the pandemic has had an adverse impact on the local residential condominium market, it has led to more people in Bangkok showing interest in condominiums in Hua Hin.

Thai buyers from Bangkok see Hua Hin as a safer place and somewhere they are less at risk from the pandemic, the report said.
